Red flags that your homeowners insurance needs updating

Red flags that your homeowners insurance needs updating

if you own a home, you have homeowners insurance. What you may not know is that, like your home, your insurance policy needs maintenance and updating. Failing to update your homeowners insurance policy could cost you big bucks in the long run.
But how do you know when it's time to update your insurance policy? Generally speaking, significant upgrades to your home or changes in your life mean it's time to do an audit of your insurance coverage. Here are some situations where taking another look at your insurance policy is necessary:
1. You want to remodel your home.
Think remodeling your 5-by-8-foot powder room is no big deal? Think again. Even a small renovation like this can have a big impact on your homeowners insurance. Consider this: If your contractor and subcontractors don't have worker's compensation policies, they could sue you if they're hurt on your property. That means you could end up footing the bill for medical expenses, any necessary rehabilitation and wages lost while out of work.
Be sure to verify the insurance coverage of any and all contractors working in your home. The folks at Travelers Insurance say you should contact your insurance company if you find your contractors' coverage is insufficient. Ask them about extending the limits of the liability portion of your homeowners' insurance policy to cover you if someone is hurt on the job.
Homeowners insurance liability limits generally start at about $100,000, but some experts recommend that you purchase at least $300,000 worth of protection. If you want even more, consider purchasing an umbrella insurance policy, which provides broader coverage and higher liability limits. In many cases, you'll save money on the coverage by purchasing an umbrella policy, "regular" policy and auto or life insurance from the same agency.

If you're putting on an addition or making significant upgrades to your home, be sure to contact your provider before beginning the project. If that new addition burns to the ground before you've increased your coverage, you could be on the hook for the cost of rebuilding it.
2. You've gotten married – or divorced.
According to the Insurance Information Institute, these are two big life changes that warrant changes in homeowners insurance – albeit for different reasons.
If you're getting married, you'll be combining two households' worth of stuff, including potentially valuable personal belongings. You may also get some pretty expensive wedding gifts, which could necessitate more coverage. Take a detailed home inventory of your belongings, and discuss it with your agent. This inventory will give you an idea of how much coverage you will need as you embark on your new life together. (One thing to consider: The single policy will probably be less expensive than paying for homeowners insurance for two separate homes.)
This inventory is also helpful in the event of a divorce, since you can revisit it to determine the appropriate division of property. If your marriage ends, be sure to contact your provider for help unwinding auto, homeowners and life insurance policies.
A standard homeowners insurance policy includes coverage for your personal belongings, both on and off the premises (unless you've decided against off-premises coverage). Most companies provide coverage for 50 to 70 percent of the amount of insurance you have on the structure of your home, the Insurance Information Institute says. That means that if you have $100,000 worth of insurance on the structure of your home, you have $50,000 to $70,000 worth of coverage for your belongings.
An inventory of your belongings will help you decide if this coverage is enough. Keep in mind that expensive items, like jewelry or high-end heirlooms, might be covered only up to a certain amount. Once you've taken an inventory of your belongings, contact your insurance provider to decide whether or not you need additional personal property coverage based on the cost of your belongings.

3. There's a new (furry) addition to the family.
Bringing a new puppy home is exciting, but Fido could be a financial threat if you're not adequately covered. According to Insurance Information Institute data, dog bites accounted for more than a third of all homeowners liability claim dollars in 2011 – the latest data available – for a total of $479 million.
Typically, homeowners insurance policies cover dog-bite liability as part of the standard coverage. But if your limit is $100,000 and the claim costs you $300,000, you're responsible for that $200,000 – whether it's legal fees or damages.
Since the personal liability coverage available through a standard homeowners policy isn't always enough, the institute advises dog owners to consider purchasing a personal excess liability policy, otherwise known as a personal umbrella policy – or PUP. This policy, which, according to Allstate, can cost as little as $1 per day based on the state you live in, kicks in when your regular insurance hits its coverage ceiling.
If you're bringing home a dog, it's worth it to discuss getting a PUP, too – it could save you thousands of dollars if Fido bites one of the neighbors.
These aren't all the scenarios which should prompt an insurance audit. As a general rule, it's worth looking over your policy once a year – even if you haven't gone through any huge life changes. When in doubt, contact your provider to discuss your coverage options.

Both Democratic and Republican advocates are using Tuesday's Fox News Channel appearance by Rep. Keith Ellison of Minnesota to raise money, even as the newly minted feud continues. NEW YORK (AP) — Sean Hannity's cable television showdown this week with a Democratic congressman has become more than just a verbal schoolyard brawl. It's an opportunity — for money, attention and ratings.
Democratic and Republican advocates are using Tuesday's Fox News Channel appearance by Minnesota Rep. Keith Ellison for fundraising, even as the newly minted feud continues. Hannity continued a discussion about Ellison's career on his show Friday.
Ellison opened his appearance on Tuesday's show by calling Hannity "the worst excuse for a journalist that I've ever seen," and their discussion descended from there. Hannity, who accused the congressman of "ranting," ended the gripping back-and-forth after eight minutes because "our audience deserves better."
The congressman appeared upset by a Hannity commentary just before his appearance that ridiculed President Barack Obama's speeches about fiscal negotiations.
Video clips of the confrontation spread online, and it swiftly became a partisan talking point. Conservative blogger Michelle Malkin tweeted that Ellison, the first Muslim elected to Congress, waged a "verbal jihad," or holy war, against Hannity. Martin Bashir, on his liberal MSNBC talk show, called the appearance "the utter evisceration of Sean Hannity on his own broadcast."
The lobbying group Progressive Change Campaign Committee sent out a solicitation to its supporters, urging them each to donate $3 to Ellison's campaign account or send him a thank you note. By Friday afternoon, the solicitation had raised $21,600, co-founder Adam Green said, with an additional $3,000 for a foundation supporting liberal congressional candidates.
Another liberal group, Democracy For America, also sent out an email to its supporters seeking donations in Ellison's name, spokesman T. Neil Sroka said.
"If you attack a hero of our movement, we're going to come back even stronger," Sroka said.
Meanwhile, the Minnesota Republican Party posted a clip of the appearance on its website and asked for contributions. According to the website, nearly $47,000 of a fundraising goal of $50,000 had been pledged.
Hannity returned to the issue on his show Wednesday and Thursday, referring to an "epic meltdown" by the "incoherent congressman." A "Hannity" report Thursday explored Ellison's ties to polarizing personalities such as Nation of Islam Minister Louis Farrakhan.
"If I'm called a yellow journalist, immoral, a liar — as a matter of fair play, I did a little research on him, and he's got some views and friendships that have not been fully vetted," Hannity said in an interview Friday. "He sparked it. He initiated it."
He denied that he was out for revenge.
"I follow my gut and instincts on what interests me," he said. "The fact that a congressman wants to start a fight with me, that's his business. I have the ability to fight back, and I will."
The spat could prove a welcome jolt of interest for Hannity when cable news ratings are sagging months since the presidential election. Hannity's average viewership of 1.9 million people in February was down 11 percent from February 2012, with a much sharper decline among young viewers, the Nielsen ratings company said.
Hannity said his ratings have been stabilizing. His Thursday night show, which featured Washington Post writer Bob Woodward, drew 2.5 million viewers.
Media critic Howard Kurtz, of The Daily Beast, said it was Ellison who had picked the fight and suggested he may have been trying to seek attention.
Ellison was unavailable for comment Friday, his spokesman said. In a statement issued Thursday, Ellison criticized Hannity's "personal attacks."
"Representative Ellison was invited to appear on 'Hannity' to discuss the sequester, an issue that will harm thousands of his constituents and the American economy, and accepted the invitation for that reason," spokesman Jeremy Slevin said.

Westminster Dog Show Competitor Poisoned?

Westminster Dog Show Competitor Poisoned?

The Westminster Kennel Club Dog Show that earlier this month made headlines by crowning an affenpinscher as Best in Show for the first time ever, is back in the headlines today after the unexpected death of another competitor.
Cruz, a 3-year-old Samoyed who competing in his first Westminster this year, died Feb. 16 while competing in another dog show in Colorado -- just four days after the Westminster competition ended. Both the dog's co-owner, Lynette Blue, and his handler, Robert Chaffin, suspect the dog was poisoned.
"We have gone through all the steps of where he was, what was done, and he was always on a leash," Blue, 67, who has co-owned Cruz since birth and has raised and shown the fluffy, snow-white breed of dogs since the 1960s, told ABC News today. "He was never outside. He was always with the handler."

Cruz, short for his show name, GCH CH Polar Mist Cruz'N T'Party At Zamosky D, was competing at the 18th Annual Rocky Mountain Cluster Dog Show in Denver when he became sick, vomiting blood. Chaffin, his handler of over one year, who was also at the Westminster, took him to an emergency veterinary clinic, where he later died of internal hemorrhaging. The dog was cremated and a necropsy was not performed.
"We can't figure out a timeline where it could have happened while he was in the room or being walked," said Blue, who said she had no insurance policy on Cruz.

The internal hemorrhaging, along with vomiting blood, could be a symptom of rodenticide, or rat poisoning, according to medical experts.
Blue said the manager of the hotel where the Cruz and Chaffin stayed in New York told her the facility does not use rat poisoning. The dog, who was ranked seventh in the nation among Samoyeds, according to Grand Championship Points issued by the American Kennel Club, was also not walked outside or in any of the city's parks, Blue said, which could have been sprayed with rat poison during his stay in New York.
But according to Dr. Tony Johnson, a clinical assistant professor of emergency medicine at Purdue University College of Veterinary Medicine, Cruz's symptoms of internal bleeding and eventual death could also be attributed to natural causes such as cancer.
"Two of the things that will cause bleeding in the abdomen are cancer and rat poisoning and people often attribute it to poisoning as opposed to cancer," he said. "We see a lot of dogs that have bleeding in their abdomen due to cancer so that is a possibility."

Johnson added that it is "not an uncommon scenario" for an animal to not have an autopsy done, "but in the absence of a toxicology or pathology report," as in Cruz's case, "it becomes speculation," he said.
(Photo Courtesy: Lynette Blue)Blue said the only time Cruz was not being watched by Chaffin while in New York was when the dog was "benched" at Westminster, a time when the dogs are required to stay in an assigned area with other owners and breeders.
Cruz's handler, Chaffin, whom Blue says she "absolutely" does not suspect was involved in Cruz's death, is convinced that the dog was poisoned and said there was a four-hour window during which the dog could have been poisoned, but not by a competitor. Instead, Chaffin said he is suspicious of an animal rights activist he encountered at the dog show who "was just scowling at me and telling me how cruel I was."
"All of our competitors in the breed are good people," Chaffin told ABC News. "I don't think it was someone in the dog world. There are lots of crazy people out there."
A representative for People for the Ethical Treatment of Animals (PETA), which has sent people to Westminster in past years, brushed aside Chaffin's suspicion that an "animal rights activist" could have been responsible for Cruz's death.
"The accusation is ludicrous and he hasn't even identified the person as an animal rights activist," Lisa Lange, senior vice president at PETA told ABC News. "It was someone at the dog show who criticized him."

Lange said, in a statement to ABC News, that PETA protested at Westminster, in part, against what it sees as the glamorization of pure-bred animals.

"(M)ore than 7 million cats and dogs are entering U.S. shelters every year with half of them being euthanized due to a lack of good homes – homes that are filled with dogs from breeders and puppy mills because of Westminster. There's no excuse for breeding more dogs while homeless mutts (and purebreds) are literally dying for homes."
Blue said the show provides dog owners the option to hire security guards during their stay in New York, a sign that "it could be a dangerous situation." The owner was more open, however, to the possibility of other motivations.
"It could be some crazies or some animal rights fanatics," she said. "Or it's always possible -- he was a top-winning dog, so it's always possible, those things have happened -- that other people in the dog show world try to knock out top competition. ... You just don't know."
Chaffin criticized the Westminster Dog Show for lack of security.
"If I could do it all over again, I wouldn't go to Westminster," he said. "I won't go to that show again. It's not safe for dogs."
Westminster, in a statement issued to ABC News today, said, "We have never, to our knowledge, had an incident at our show where a dog has become ill or was harmed as a result of being poisoned.
"We are ultra cautious to the point where we do not allow dogs to be off lead at any time while at our show," the statement read. "Unfortunately, no autopsy was performed, so there are a lot of unanswered questions. No other animal which attended our show was reported to our show veterinarians with any incident of serious illness. We have been made aware that no rodent poison is used at the Piers and pest control is maintained through trapping."
Cruz, who did not place at Westminster, held the designation of "Grand Champion," a title given to dogs earning a total of 25 points with three major wins at other shows. Cruz had competed in at least 30 other dog shows over the past year, according to Blue.
After Cruz's death, the owner of a fellow competitive dog, not in Cruz's breed, came forward to offer a $2,000 reward for "any information that could lead to the arrest of the person who might of done this to Cruz," calling the possible poisoning a "worst nightmare."
Blue said she filed a complaint with the New York Police Department last week but is still awaiting a follow up call from the agency. A representative for the NYPD told ABC News it can find no record of a complaint filed by Blue.
"People just need to know they need to be aware of where their dogs are," said Blue. "This thing has just left a hole in my heart. It has taken some of the joy and fun out of showing and raising dogs. It's something I'll never get over."

Let's Go to Wendy's and Cuddle by the Fireplace

Let's Go to Wendy's and Cuddle by the Fireplace

Why scarf your Baconator and fries on the go? Grab a ketchup packet or five and settle in by the fireplace. As part of Wendy’s (WEN) efforts to update the 43-year-old brand (including a redesigned logo), 80 of its stores have already added fireplaces surrounded by lounge-style, faux leather chairs. This year, 200 more Wendy’s restaurants in North America will be remodeled with fireplaces, and by the end of 2015 the chain plans to have renovated more than 600 company-owned stores.
Why are there fireplaces at Wendy’s? Tré Musco, chief executive of Tesser, the San Francisco design firm behind Wendy’s makeover, says the chain was looking for a way to make its restaurants more inviting. “The hearth at home is a gathering place. It’s warm, it’s comfortable, it says stay and relax, as opposed to, this is fast food, get in and get out as quickly as possible,” he explains. In other words, it helps slow down the fast-food experience.
Encouraging customers to dine in has its benefits. They typically spend slightly more than when they order takeout or drive-thru, says Wendy’s spokesman Denny Lynch: Sales at the renovated stores are up 25 percent so far.
There’s also the pressure to keep up with the McJoneses. Some McDonald’s (MCD) restaurants in the U.S. and Canada already have fireplaces, and they were included as an option when the chain announced a redesign in Canada in 2011. Subway tested them in some café-style restaurants. While fireplaces were added to some Jack in the Box (JACK) locations starting in the mid-2000s, spokesman Brian Luscomb says they will likely not be part of the chain’s design moving forward due to cost.
Wendy’s general guidelines are that the fireplaces—which cost $4,000 to $6,000 each, including installation—be kept on all day, even in the summer and in hot climates, though that will be left to the discretion of each store’s general manager.
Consumers shouldn’t plan on roasting marshmallows or warming their hands over the fire. “The fireplace is designed for atmosphere, not for heating,” says Lynch. They’re enclosed in glass for safety. Most are fueled by gas, says Musco, and some are electronic and only produce light that simulates a flame. That might not create the same ambience, but at least your Frosty won’t melt.

Selalu Buang Air Kecil Setelah Seks!

Selalu Buang Air Kecil Setelah Seks!

?Selalu Buang Air Kecil Setelah Seks!
Ghiboo.com - Anda mungkin pernah dengar kalau untuk mencegah infeksi saluran kencing (Urinary Tract Infection atau UTI), Anda dianjurkan untuk menu rutin 'panggilan alam' sebelum dan sesudah bercinta. Well, tidak seluruhnya benar.

"Membuang air kecil setelah intercourse, walaupun Anda tidak benar-benar kebelet, memang bisa membantu membuang bakteri penyebab infeksi dari tubuh Anda," jelas David M. Kaufman, urologis.

"Tapi ketika Anda melakukannya sebelum bercinta, justru berpotensi melemahkan aliran urin setelahnya, sehingga kemungkinan pengeluaran mikroba pun berkurang."

(ins)

Diet Mediterania Kurangi Risiko Sakit Jantung

Diet Mediterania Kurangi Risiko Sakit Jantung

"Diet bermanfaat."
